This thinking helps:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Clarify the allocation order (operation, maintenance, financial obligations, reserves, remainder) according to the agreed principles;<\/li>\n\n\n\n<li>Increase reporting transparency and auditability, reduce dependence on manual operations;<\/li>\n\n\n\n<li>Standardize documents and processes, creating a foundation for phased expansion.<\/li>\n<\/ul>\n\n\n\n<p>The above results can only be achieved when the governance - technology - legal system is established synchronously from the beginning.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-mo-hinh-tham-chi\u1ebfu\"><strong>Reference model<\/strong><\/h2>\n\n\n\n<p><strong>1. Original assets &amp; contracts:<\/strong> Review the legal basis of the assets\/lease blocks, standardize price terms and adjustment mechanisms, terms, guarantee obligations, termination\/renewal conditions. Update records and operational data according to the prescribed cycle.<\/p>\n\n\n\n<p><strong>2. Cash flow &amp; allocation order:<\/strong> Rental income transferred back <strong>controlled deposit account<\/strong>; allocation system according to agreed principles (operating \u2013 maintenance \u2013 management costs; financial obligations; reserve fund; remaining). All transactions are tracked and reconciled periodically.<\/p>\n\n\n\n<p><strong>3. Administration &amp; Technology:<\/strong> Establish <strong>internal record book<\/strong> with role-based access control, immutable transaction logs, multi-layered approvals, document storage, and legitimate payment gateway connectivity. Prioritize auditability, traceability, and compliance.
